This stylish apartment, furnished in a contemporary design, offers everything you need for a comfortable and relaxing stay, whether for leisure or work.
The location is simply perfect: within walking distance of Via Manno (shopping street), Piazza Yenne, Torre dell’Elefante, Marina district and Bastione di Saint Remy. By car, you can easily reach the Church of Bonaria, Monte Urpinu Park, the Roman Amphitheatre and Poetto Beach, while Cagliari-Elmas Airport is just 15 minutes away.
The apartment features three double bedrooms.
Bedroom 1 has a very comfortable queen-size bed and an armchair that converts into a single bed, ideal for small families.
Two bedrooms include a work/study area with desk and fast Wi-Fi, perfect for working in peace.
Bedroom 3 also offers a Smart TV with Netflix and direct access to the private garden.
All bedrooms are bright and equipped with soft, elegant linens, blackout curtains and spacious walk-in wardrobes.

The garden is completely private, but as part of a residential complex, we kindly ask you to keep noise levels low to respect the neighbors.
The apartment has two bathrooms:
• The main bathroom is spacious, with a relaxing LED shower, WC, bidet, towels, hairdryer, toilet paper, shower gel and shampoo.
• The second bathroom is slightly smaller and windowless, equipped with shower, WC, towels, hairdryer and all daily essentials.
The main shower is large enough for two people and features back massage jets, similar to a mini spa experience.
In the hallway connecting all rooms, you’ll find a cozy reading corner with sofa, coffee table and lamp, perfect for unwinding with a book or a glass of wine.
Next to the bathrooms is the laundry area, complete with washer-dryer, drying rack, vacuum cleaner, ironing board and iron, ideal for longer stays.

HOUSE RULES
Our house rules are meant to ensure a peaceful and enjoyable stay in a well-cared-for environment. We kindly ask you to treat the apartment with the same respect you would your own home, so future guests can enjoy it just as much.
The apartment is always thoroughly cleaned and sanitized with great care before each stay. We kindly ask you to help us keep it in the same condition during your visit.
🚮 WASTE SEPARATION
Proper waste separation is very important to us.
All trash must be placed in the appropriate bags following the instructions in the guide you’ll find under the sink, and disposed of in the designated bins in your private garden area.
Each evening, please place the bin for the following day outside the condominium entrance on the street (for example, if today is Monday, put out Tuesday’s bin). The next morning, bring it back inside the garden.
It’s a small gesture, but it means a lot to us.
Failure to follow waste separation rules may result in additional charges deducted from the security deposit.
⚠️ CITY TAX
As required by law, non-resident guests aged between 13 and 70 must pay a city tax of €1.50 per night, up to a maximum of 5 nights.
This must be paid in cash to Sabrina or Tito at check-in.
🔇 RESPECT FOR NEIGHBORS
The garden is perfect for meals and social moments, but we kindly ask you to keep noise levels low, especially in the evening. The same applies to the entrance hallway.

We’re happy to welcome your four-legged friends 🐶
Small dogs only (up to 10 kg), well-behaved and used to living indoors. Please do not leave them alone for long periods, allow them on beds or sofas, or let them disturb neighbors.
A small extra fee applies to cover additional cleaning and sanitation.
Any damage or extra cleaning required may result in additional charges.
