The entrance hall opens into the open plan living area, ideal for extended families and responsible, discerning groups. It has four defined seating arrangements, with lounge, dining, breakfast bar and sun lounge areas. The large, high-spec kitchen to the side offers a full range of appliances and a vast island. After dinner recline by the wood stove to enjoy a film on the large Smart TV.

Heading up the open oak staircase to the first floor, there are four fabulous bedrooms. The Master Suite offers a super king (6ft) bed, Smart TV, large wardrobes and balcony overlooking the garden, with a coppered en-suite bathroom with deep double-end bath, a walk-in shower and twin sinks. There are also two tastefully styled king size (5ft) bedrooms, and a fourth bedroom with small ‘Queen’ (4ft) double bed suitable for one adult or two small children. There is also a smart family bathroom with large walk-in shower and double sinks. The layout allows for a maximum of 6 adults, with 8 guests in total including children.

From the living space downstairs, bifold doors open onto the extensive beach-themed garden. Clever arrangement creates modular social spaces to suit a range of vibes, driven by a love of laid-back beach life. A hot and cold water outdoor shower makes it easy to rinse off after a day at the beach. Please note a strict limit of 6 adults maximum. No parties allowed. LOCAL AREA:
East Preston is a charming seaside village, there’s always a bustle without feeling overrun. Private estates comprise much of the village so there are relatively few tourists, offering quiet beaches and a wide stretch of sand at low tide. There are greenswards sitting immediately behind the vegetated shingle above the beach, a great place to walk with popular cafes along the way. The shallow waters and long, flat sands at low tide are a paradise for watersports. There are plenty of good pubs, takeaways and restaurants nearby. Further afield you will find the seaside towns of Littlehampton, Worthing, Lancing and Shoreham, and of course the famous Brighton. Head north from East Preston and within a 10-minute drive you will be in amongst the beauty of the South Downs National Park. The famous medieval Sussex town of Arundel is also just 6 miles up the road.

- Mariners is a family-focussed property and is not suitable for parties. There is a strictly limited allocation for responsible single sex groups or groups of friends by prior written agreement only, but please do check with us as we may be able to accommodate. Maximum 6 adults (8 guests in total with children). In order to ensure continued enjoyment for genuine bookings, stag, hen and other party groups are not permitted, and will be refused entry with no course for refund. If you have any doubts as to the suitability of the house for your stay, please do contact us and we will be happy to advise.

- Accessibility: There is one step (approx. 5cm) over the front door threshold. All bedrooms are on the first floor via an open staircase (with bannister). Both bathrooms are on the first floor and offer walk-in showers (no steps). There is a WC on the ground floor. Bifold doors open onto the garden (no step). All other internal floors are even and level, with no internal steps.
- Kitchen facilities: double electric fan ovens with grills, 5 ring gas hob, American fridge-freezer with ice and water, dishwasher, kettle, toaster, Bialetti Moka espresso maker, Nespresso Vertuo coffee machine.

- There is parking available on the driveway in front of the house, with space for 2 cars. Free on-street parking is available in the village a 5-minute walk from the house.
